On 4/23/15, the DPD issued construction permits. And it did it without requiring design review and community involvement although it should be required. The cover letter for the approved construction permit for 819 NW 70th Street shows in black-and-white the square footage totals 4,068 SF. Design review is required for 4,000 SF buildings on this property. 4,068 > 4,000. So why did the DPD issue the construction permit without design review? How did this happen?
According to Seattle Municipal Code “23.41.004 – Applicability” (under Chapter 23.41 Design Review), design review is required for “Neighborhood Commercial (NC1, NC2, NC3): 4 dwelling units or 4,000 square feet of nonresidential gross floor area.”
